Cared for while you're away. Ready when you arrive.
For owners whose Noosa or hinterland home sits empty for part of the year. A small team led by Sandra and Rob keeps the house and garden in order, keeps you informed, and has everything ready for your return.
Why an empty home needs regular care
Homes left empty don't stay as you left them. Gardens overgrow, gutters fill before a storm, a small leak becomes a big repair, and nobody notices until you're back.
Many home insurance policies also change their conditions once a home has been unoccupied for around 60 days, and some ask for regular inspections by a trusted person.
We don't advise on what your policy covers. Tell us what your insurer asks of an empty home and we'll schedule our visits to suit. Each dated report is a record you can give your insurer.
What a visit includes
Each home has its own checklist, agreed with you at the walk-through. Depending on your plan, a visit can include:
- Inside. A walk through every room: doors and windows checked, any sign of water, damp, mould or pests, and fans or air conditioning run as agreed.
- Outside. Gutters, downpipes and drainage, fences and gates, outdoor areas and the pool area.
- Garden upkeep. Mowing, hedging, weeding and watering on a schedule that suits the season.
- Cleaning. Scheduled cleaning so the house doesn't gather dust between visits.
- Mail and bins. Mail collected and kept for you, and bins out and back on agreed collection days.
- A dated photo report. Sent after every visit, with anything that needs attention and what we recommend.
Trades, with your approval first
When something needs a specialist, we find the right people and send you their quotes with our recommendation. Nothing goes ahead until you approve. We let the trades in and photograph the finished work for you.
Arborists, roof plumbers, pool technicians, pest inspectors, electricians: we use trusted local businesses, licensed where the work requires it. The work is agreed between you and the trade, so you stay in control of every decision and every dollar.
Before you arrive
Let us know when you're coming, and we'll have the house ready: cleaned and aired, garden tidied, outdoor areas and the pool presented, mail sorted, and anything you've asked for in place.
The same care applies when family or friends are staying. Once you're back, we can walk you around everything that's been done.
An example year
Every plan is written for the home. This is only an example of how a year can run.
Spring
September to November
Garden beds mulched and fed. Gutters, downpipes and trees near the house checked before storm season. A termite inspection booked with a licensed inspector, if you'd like one.
Summer
December to February
Checks after severe weather. Extra watering in the heat. Pool and outdoor areas kept presentable.
Autumn
March to May
Pruning and a garden tidy after the wet season. Air flow and damp checks inside.
Winter
June to August
Hedges and fruit trees cut back. Repairs and servicing scheduled while the weather is kind, from air conditioning to smoke alarms.
Before you arrive
Whenever you're coming
A full clean, the garden presented, the pool ready, and a walk-around with you once you're back.
Your visit report
After each visit you receive a dated photo report: the areas checked, anything that needs attention, what we did and what we recommend. It's a clear record for you, and for your insurer if you ever need one.
Questions owners ask
How often do you visit?
Weekly or fortnightly suits most homes. We'll recommend a frequency at the walk-through, based on the home, the garden and how long you're away.
What does it cost?
Every home is different, so we quote after the walk-through. The main things that shape the price are the size of the home and garden, how often we visit, a pool or acreage, and how much coordination you'd like. Quotes are in writing, and our prices are plus GST.
How do keys and access work?
We agree how keys and access will work at the walk-through, and put it in writing.
What happens after a storm?
After severe weather we check the home as soon as it's safe to do so, and let you know what we find. After-hours attendance for water or storm damage can be arranged as part of your plan.
Can you start straight after settlement?
Yes. A walk-through and a deep clean soon after settlement is a good start, then a plan that runs until you move in or visit.
What don't you do?
We're not a letting agent, a property manager or a security company, and we don't carry out licensed trade work ourselves. We don't let homes, collect rent, or monitor alarms or cameras. If you need those services, we're happy to work alongside the people who provide them.
Arrange a walk-through
Tell us about your home, where you are and how long you're away. We'll walk through it with you or someone you nominate, then send a written plan and quote. Sandra or Rob will reply personally within one business day, often the same day.
